Write a Colorful Script

Creating a script for your video listing has a lot in common with writing any other form of listing. It's all about how you describe the property.

Even though you'll have some help from your great visuals, you'll still want to make sure to use vibrant language to make the listing come alive.

Video listings are also a bit different in that they take a conversational tone. So as you start writing your script, write like you're speaking to a client.

Also, don't just focus on the property itself and be sure to mention the surrounding neighborhood. Location is such a major component of real estate, after all, so show off local parks, schools, and shopping centers.

Record Audio Separately

If you've never made a listing video before, you may assume that it's easiest to walk through the home, speak to the camera, and call it a day. Onboard camera mics aren't known for their quality, though.

Instead, you'll want to use a dedicated microphone to create a separate audio track then sync it up to your video.

While it's more work, it does wonders for your audio quality since you won't have to compete with the listing's acoustics. Plus, refrigerators, air conditioning units, and other appliances can make distracting noises that take away from your great script.

Be Informative, yet Brief

Video listings are all about visibility and attracting buyers, so it makes sense that you'd want to follow current video marketing trends.

One such trend is to create small, bite-sized videos instead of long-form content. While there's no rule of thumb, your best bet is to make your videos between 90 seconds to five minutes.

Remember, your videos should go to your social sites, and social media is designed to get us to keep scrolling. Shorter, snappier videos are more likely to retain attention.

Use Music to Create a Mood

Great footage of a listing is only the beginning. Audio is what ties a video together, setting the tone for your listing video.

Your background music should be just that, however -- something soft in the background. When editing your listing video, make sure it doesn't overpower the viewer and distract them from your voice over.
